Frequently Asked Questions

Do I need Planning Board approval for my project?

Not every project requires Planning Board review. The type of project, its location, proposed use, and applicable Town ordinances determine whether Planning Board review is required.

Each Planning Board agenda includes a Pre-Application Conference opportunity for residents and applicants who are considering a project. This is an informal opportunity to meet with the Planning Board, present a proposed project, and ask questions before submitting an application.

The Planning Board can provide guidance on whether the project requires Site Plan Review or other approvals, as well as outline the general process and requirements that may apply. If you would like to schedule a Pre-Application conference, please email the Planning Board Chair.

What is a subdivision?

A subdivision generally involves dividing a parcel of land into multiple lots or otherwise creating a development that falls under Maine’s subdivision requirements and the Town’s Subdivision Ordinance.

Any proposed changes to an approved subdivision will require a Subdivision Amendment process through the Planning Board.

How do I know if my property is in Shoreland Zoning?

Shoreland zoning requirements apply to certain areas near water bodies and wetlands. Whether your property is subject to Shoreland Zoning depends on its location and the applicable regulations.

Applications should be submitted to the Gouldsboro Town Office with all required forms, supporting materials, signatures, and applicable fees. Applications may be delivered in person or mailed to the Town Office.

Can I find out what projects are being considered?

Yes! Planning Board agendas and meeting packets are posted on the Town website when available. These materials provide information about upcoming meetings and the projects or applications scheduled for discussion.

What happens at a public hearing?

A public hearing gives members of the public an opportunity to provide comments to the Planning Board regarding a proposed project.

After hearing public comment, the Board may continue its discussion, request additional information, or take action as permitted by the applicable ordinance and procedures.
